How it all happens

RESEARCH

We meet with you to understand the parameters of your project. We visit your site location to verify existing conditions and to determine the circumstances and constraints that will influence your project. We conduct a zoning review to make sure your project will comply with the governing jurisdiction. We calculate anticipated construction costs and time schedules.

• Floor plan explorations

• Mass 3D modeling
• Interior theme development

We develop the general scope and conceptual design of your project. We arrive at a clearly defined, feasible concept. We explore the most promising design solutions by preparing a series of preliminary plans showing various floor plan options and detailing workflow and customer experience. We provide 3-d renderings and/or illustrations to help visualize your project. We meet with you frequently during this process for your feedback and collaboration.

• Develop approved floor plan to final intake
- Reflected ceiling plan (RCP)
- Building elevations
- Consultant's drawings
• Code compliance review
• Final 3D render
• Preliminary cost estimate

We expand the approved schematic design studies developing detailed drawings to illustrate all aspects of the design. We verify that the design complies with building codes. We work with consulting engineers to design the structural, mechanical, electrical, and plumbing systems.

SUBMIT
• Prepare necessary permit applications
• Document submittal
• Process follow through

After you have approved the design development phase we submit all required plans and documents to the city for permit approval. We follow the process through until you have your permit.

• Pay necessary permit fee

• FFF&E selection (Finishes, Furnishings, Fixtures and Equipment)
• Cabinet and built-in plans
• Detailed construction drawings

We prepare detailed construction drawings and specifications which the general contractor and subcontractors will use to establish the actual construction cost and to build out the project. These drawings and specifications become part of the construction contract.

CONTRACT
• Provide bidding set of plans
• Meet with and answer contractor’s and fabricator questions
• Contractor to provide final pricing
We provide a planset that includes architectural and interior design documents. We review the bids to confirm they include everything necessary for the build out.

OBSERVE
• Provide additional drawings and design as needed
• Review build out to assure compliance with plans
• Monitor project timeline
• Punch list

Construction begins. We make regular site visits to verify the progress and quality of the work being done, providing additional drawings when necessary. We provide a final punch list before the project is signed off.
